HOA’s are extortion. This is what happens when you accept communism. HOA Karen on the golf cart telling you what you can and can’t do with your property. Never buy property that comes with HOA.

Its funny i just deen this a very good friend of us just put her condo on the market but in North Carolina we whent on line to look at it two bedroom first floor hoa 13.48 dolers a month i dropped to the floor so its evey whare this is the tip of the ice berg of the crash starting i say no h.o.a buy i think it's to late it's going to be very hard to dump all these condos in this crash that's starting but its all over the country not just Florida buy nothing until election time yo see what's going to happen

Same thing happened during the recession with second mortgages and it destroyed people financially. Guess who was in power then? 2008-2012. Smoke and mirrors. Sad.

If you pull your equity out, be smart and don't spend the cash. Convert it to gold and silver and protect yourself from a deteriorating dollar..

I don’t know but there are some differences now from the last market nosedive, particularly in FL. While FL has always been the land of second homes, the cost of that second home has never been greater. There are so many small and newbie RE investors who don’t have the capital to weather this inflation. They put it all into these properties and there are too many of them and the costs of carrying are skyrocketing. These are the properties that need to shake loose in this downturn. Institutional investors are already starting to bail. The jobs have never been in FL, and I’m telling you, work from home is being discouraged by governments, both local and federal. So I’m sure some will remain cozy at home, it’s not going to stay that way for everyone. Everyone in FL is already a real estate agent. How many can stay in business when they have to prepay things like advertising? I think there are two RE conversations in the US right now. One is for FL, and the other is for most of the rest of the country.

The new law will upset HOA’s much less than the numerous attorneys and law firms who make most or all of their cheddar filing and litigating the frivolous HOA “rules”. These attorneys may have to find honest work, or just go back to chasing ambulances.

I'm by Clearwater Beach. I was born here in 1958. I bought this last home in 1991. I love my home and will die here. I want to leave it to my son. I don't plan on dying soon, but who knows. As for CBDC, we are screwed! I think that may bring on a revolution.

In our HOA community, ISMA - Indian Spring Master Association, the homeowner is fined if one of their visiting guests and/or contractors/vendors is caught speeding by their radar system. The fines don't go to the guest/vendor/contractor that is speeding. The homeowner they are visiting is fined. This seems extremely unfair and our community has been trying to fight this HOA for a long time and not gotten anywhere.

The regions with the smallest share of associations are New England and Middle Atlantic Divisions at 34.5% and 35.8%, respectively. So good luck with that. If you have a million dollar plus home the last thing you want is a truck loaded with junk parked in the drive way next door.

Your weather isn’t ever pleasant in Florida. You also have bugs. My weather is pleasant on the Pacific coast in Oxnard/Port Hueneme. Most of the country is over 90 today and the high is 71 here.

New homes prices are way out of wack in relation to average incomes...but a new home at 700k is like 118k in 80s (or i think 70s, don't remember which) dollars, so its the income that hasn't kept pace with the prices. Most people today probably don't qualify for the home based on their income. Now, people don't have to have a brand new home. There are very affordable used homes for sale in the country, for example I know for a fact that there are nice homes in Myrtle Beach for less than 300k. People have to shop around for them, but they are there. But most new homes I see are 700k and up. Good luck young home buyers who want a new home. Get that income up.
